    Hi Danviv

    Just a tip, I wouldnt use a handy man for any electrical.. Lights etc

    You say after that " they have to be qualified etc" and im sure thats what you meant..

    Its not worth the hassles if something goes wrong!

    Just make a list and get them there once, when its an hour here and an hour there its pretty exxy!

    Another tip, generally if you get a good tradie, say a plumber, he will know a good leco etc etc so ask around and get quotes!

    Hi Cattyby, I have used BMT Tax Depreciation Specialists who was recommended by my property mentor. Great service and got heaps back in depreciation! Even if you have already got a depreciation schedule done, if BMT can’t get you more that your current report, they don’t charge, which i think is great! Good luck!

    I've used BMT (they were recommended by our rental agent based  on recommendations from other clients) and have had great service from them. The cost was $500-$750 depending on whether they have previously visted the property and had details on file (ie if it is an apartment block). Their report includes straight line as well diminishing value and provide pro-rata calculations for the first year as well.

    I've also used ATDS which are similar in cost but their report only provides diminishing value and they do not do pro-rata calculations (advising that the info you need to calculate is in the report for you/your accountant to calculate). I'd recommend BMT over ATDS.

    Thanks for the recommendations guys – looks like I have a few options going forward once I get the laundry reno'ed into a bathroom.

    Crash – any update from your guys? How did they go?

    Hi Cattaby,

    Yes the survey went very well, guys were in and out in a couple of hours. Just got the plans today so will be taking them to council to get the ball rolling with a planning permit hopefully tomorrow. Very rapt with the prompt service and no stuffing around, also were the best quote I could find :)

    hi everyone, i just wanna come here and recommend the kitchen maker we used for the recent renovation in Sydney. their name is the good kitchen and bathroom, with one showroom in villawoord another one in punchbowl, they are also expanding to brisbane. they provide polyurethane finished kitchen cabinets and ceaser stone benchtop at super competitive price. they also organized delivery and installation, both product and service were delivered on time as promised in a very professional way.

    Hi all,….please forgive my lack of knowledge on this issue (New guy) but what service do surveyors supply?? particularly where property invesment is concerned. (Re: several posts above) Sure I have heard of the profession before, but never taken any notice until now. Also,..could someone please rattle off a brief glossary of abreviations used on these forums?? That would be great thanks.

    Hi Wunnoff,

    It’s fine to ask questions, I often get people on the street asking exactly what we do. In summary, we provide the services needed to apply for building / planning permits along with getting subdivisions through council. We conduct surveys to give a depiction of what the subject site looks like, along with overlooking properties. We show you where your boundaries sit according to title so that if you plan to subdivide and build on the boundary so as not to encroach on neighbors. Along with these services we do building setouts for new dwellings, along with provide neighborhood depictions for council.

    I have plenty of information on my website (link in signature) along with example surveys, and am always happy to give free quotes or simply provide helpful hints, tips and checklists to any keen developers.

    Hi Guys

    Happy to share good trades. Just finishing a couple of reno's in Sydney and surrounds. I've got some good and cheap painters, sparky, carpet supplier and installer, bathroom fit out, kitchen supply and install, just missing a plumber. I can't seem to find one that's reliable and cost effective. If someone can show me how to upload a list or just email me.

    Hi all,

    I went with BMT for my tax depreciation in the end (based on reco's here and hearing about them in The Age). I got two quotes for two properties: an existing apartment block was quoted at $400 + gst and a house they had not visited before was quoted at $600 + gst. The apartment block was cheaper because they had previously visited properties in the building so wouldn't have to see it again to draw up the report, and would also be able to turn it around sooner.

    The report I received is extremely detatailed and listed items I hadn't even thought of as being worth claiming. I'll be getting over $5k back, so well worth the fee. Very professional and quick to respond too – highly recommended.
