    Hello,

    Just wondering if anyone has ever heard of a buyers agent operating via an hourly rate? And how do you feel about that. Would you pay someone an hourly rate to provide you advice, support and services while finding your suitable property?

    If so what is or would the rate be?
    Do they always work on commission rates being percentage of purchase price?

    I haven't met one that works on rate, although there are some that will do specific tasks for a set fee. Negotiations with agents and bidding on your behalf at auctions for example.

    You would need to go to more of a specialist- I am not sure where you are but we have a Property specialist advisory company based in Brisbane that does advice, negotiations, project management, renovation/ build management, preparation for sales, research, analysis, feasibility, search, selection, auctions and we can do some things by the hour (Depending on what it is  and complexity) or by the project, half day or a brief.

    Fees range from $50- 500 per hour depending on what it is

    if you ask your buyer’s agent to undertake a task, they can give you a rate – as above, negotiations or auction attendance but the entire site selection is best serviced by either a flat fee or % of cost.

    It all boils down to what you feel comfortable with, if I was engaging a Buyers Agent service I would want to pay a % or a flat fee and have a signed agreement in place. Rates can vary depending on the service, you can easily call up 2 or 3 Buyers Agents and ask them to send you their pricing. This way you can compare and get a feel for whats out there.
