    Hi Gang,

    Long time no chat!

    So I'm tired of the cold and wet of Melbourne house prices and have started thinking about jumping the border :)

    Good points about NSW :-

    Stamp duty concession on new builds
    capped contributions for developers
    still hasn't gone down the crazy price road of most of suburban Vic.

    So I'd like some area advice.

    I know Nowra has been the hot topic this week, and thanks.

    If anyone can share any insight into the Newcastle area including areas such as Maitland and Cessnock and surrounds, the central coast area as well as any other areas that spring to mind that would be great. Preferably north of Sydney, within 1-2 hrs of either Newcastle or Sydney airport.

    Does anyone know how the LNG infrastructure is affecting NSW? Good, bad, not at all?

    So main strategies are straight sub divisions, 3 unit developments or duplexs, and in some areas straight renovations.

    Any help would be great!

    The extent of my knowledge of the Newcastle area is that a rental open for inspection draws quite a crowd.  There must be a bit of a shortage of rentals out that way.  However since you're focussed on development, the relevance of this is limited (though maybe you could sell off-the-plan to investors?)

    Coal mining towns with diversified economies like Singleton, Maitland, Cessnock in the Hunter recommended. Also West Dapto in the Illawarra.     Hey D,

    I actually work & live in Newcastle, so if you need any info on specific suburbs let me know.  I'm also looking at investing in the area at the moment.  I'm thinking more about renovations than developments, (but to my limited experience) but a few properties I've seen have got me thinking.    If you looking at small developments, I'd be suggesting suburbs like Merewether, Adamstown, Cooks Hill, (near beach & cafes, shopping) where increasing land value makes it make sense to turn an old house into a few townhouse or units.  

    I've also recently seen a few very big blocks close to town than could be subdivided & really developed, but there a little above my experience at the moment.  Eg, Couple of acre blooks with one house or 2 Houses located on approx 2.23 hectares of land close to the City. Suitable for development. Zoning 2(1) Residential.

    Pretty much the info I was after. It's a needle in a haystack thing and not being on the ground makes it just a tad harder. Just needed a spot to jump off into, see if it worth heading up on a scouting mission.
