    Hi all,

I have been looking at a unit. It started listing at $329 000 about 3 weeks ago.  Owners are motivated to sell.  They have now dropped the listing price to offers above $299 000.  They are also now looking to do some painting and replace the skirting boards to try and get it sold.  I have said I don't need the work done.  I could do the fix up myself.  Also, the yard is a mess with rubbish, old electronic parts, old furntiture and a car bumper part.  I am wondering, given the current market and the owners being motivated, how low do people think I could offer and still get this place?  290 000? 285 000? or even lower????  Thanks for your thoughts…

If your finance is ready to go and can do a quick settlement – why not offer $287500 with the view of getting it for $290-292500?

    Hi,
Thanks for your post.  What time is regarded as a quick settlement?  Is 30 days quick?
    Thank you.
