    Hi everyone,

    Just doing some prelim calculations on cashflows (after tax) for assessing investment opportunities.  I just wondered whether anyone used a formula or website for calculating what the average construction cost would be for a house/townhouse/unit?  I understand the depreciation rates side of things but am only guessing on what a construction cost would be at present.  Again I appreciate that construction costs have increased substantilally over the years so the construction cost is very much dependent on the age of the property.  Would anyone be able to shed some light on how they go about getting an approximate figure?
