    Hi All,

    I am going to rent out my PPOR Townhouse (3Beds, 2.5Baths, 1 Garage) 5kms within Brisbane City) early next year. I will be arranging for a depreciation specialists prior renting out.

    Have a couple of questions.

    1.) PPOR is 12 years old, everything is still in original condition, including the carpet. Looking at the condition of the carpet, it can last maybe another 3 – 5 years. Shall i replace the carpet in order to make it under depreciation report?

    2.) Is it worth installing another air-conditioning in the living room, and make it under depreciation report?

    3.) Would it be easier to rent out my Townhouse as a fully furnished Townhouse or empty? Our furniture is usable, simple and not those high end type. Won't be able to sell off much, thus thinking whether is it worthwhile to rent out the whole Townhouse as fully furnished, including 32inch TV, L shaped Sofa, Dinner table, 2 x Double beds with mattress, fridge, washing machine, alfresco table and chairs, microwave, cooking and eating utensils.

    4.) Is it true the best time to rent out is between Jan – Feb & Jun – Jul of the year?

    5.) What type of tenants is the best to rent to? I am looking at working class couples or maybe families.

    6.) Any good depreciation specialists to recommend?

    7.) Any good property managers to recommend?

    You may have trouble getting a property manager interested in managing a fully furnished property as it is a lot of extra work for them (photo’s, condition reports etc).
