    I'm trying to cover instructions to the solicitor for settlement and was wondering what would you typically ask the solicitors to do?

    For example:
    1. Property inspection pre settlement to ensure additional repairs from Building/Pest inspection are rectified
    2. Attend settlement
    3. Discharge existing mortgage
    4. Settle with new financier/bank for new property and existing property mortgage
    5. Settle outstanding/owing bills to property (water, elec, gas, BBC rates), seller's conveyencing costs
    6. Detail bill of solicitor's costs
    7. Deposit all surplus funds to nomimated account
    8. Instruct real estate agent settlement completion and collection of keys

    Have I missed anything?

    Are you buying or selling? The instructions will be different.

    If you are buying that sounds fine, but it is not up to the solicitor/conveyancer to do the pre-settlement inspection – that is a buyer's responsibility.  I am a paralegal and we never do pre settlement inspections – we don't get paid enough for that lol!!!
