l have several IP s and have come across a prop manage company that offers a money back service guarantee and a no rent loss guarantee.
they offered some references which have contacted and it all seems to stack up.
Has anyone ever heard of these guarantees before?
any feedback would be appreciated as l have never heard of this before.

What money are they paying back on the guarantee? their commission or the rent that was not paid by the tenant? Do they cover the cost of eviction if needed? Is their office close to your properties so as to keep an eye out? When is the money repaid to you – this is important as you may have mortgage costs that you will need to pay while waiting for them to honour the guarantee.
Look very closely at what they are offering and their charges.This looks like a promotion to me
