    Hi, I’ve just moved into my first PPOR which I will live in for 6 months before using it as an IP.
    The problem is, it has no A/C or dishwasher. Both of these things I would like to have when the time comes to rent it out.
    My issue is, because they are items that I would love to have at the moment as well, if I buy them now, is there a way of getting tax deductions over a number of years for these, or is it a case of if I buy them now I can’t claim, and if I buy them in 6 months time I can?

    They would be depreciated over a number of years, but only claimable when the property is available for rent.
