    Hi all,

    New to the forum im not sure where to start!

    Im currently living in UK and plan to emigrate to Auz later in the year and I have so many questions?

    I understand and have built a small portfolio over here in the UK but now I have to transfer my skills around the world. I don’t have much cash and the strategies I have been using I have got around paying deposits etc. I have all the skills to refurb properties but prefer to manage these days.

    Im not after somebody to tell me where to find a golden nugget, but it would be appreciated if someone can tell me the best source of info, newsletters, magazines, and not sites that just are trying to sell themselves.

    You can also set up a google news feature with hot words

    Depending on where you land there might be good local investor groups you can join. APN in Vic is one.

    Hi David,

    I am visiting UK for the first time in August. Really looking forward to it.  3 weeks without the 4 kids, 2 cats and the dog. Just me and hubby travelling around visiting friends and family. 

    What part of Australia are you moving to?

    You are at the right website if you want to find out more about buying without deposits and finding out different ways of buying property.

    But also think about borrowing against existing equity in UK properties now if you can so you have some funds available for a deposit over here.

    Have you had permanent residency granted?  Once you are established in a job and have income to qualify for a loan you should be ok.    If you are a temporary resident it's a bit different.

    Hi Steve, Duckster and Tracey,

    Thanks for the links, appreciated.

    We haven't decide where to land our feet just yet, I want to get a good Idea of the different types of property pockets around the country, that way I wont end up somewhere I can't make a living.

    I'll have an income from the UK and will be looking into the requirements to borrow in Auz. If I need to set up a cash-flow business to meet requirements then that's what I will have to do.

    I'm applying for a permanent residency with my partner who is a skilled worker, apparently there's no demand for our type.

    Is it necessary to have deposits? Are options as big as I here?

    http://www.realcommercial.com.au  has businesses for sale.  Just thought I'd mention it incase you were interested in purchasing a cash flow business.

    We could perhaps reccommend regions to consider if you told us what you want in a region – do you have kids, is education important.  City / regional / rural??  What do you like to do for fun?  Climate?  What do you and your wife want to do for a living? 

    Good luck with the move.  My parents moved our family from Scotland to Australia in 1985 -SO glad they did, I love it hear and got my citizenship a couple of years ago.

    Richard (QLD007) I think is also an expat from the motherland and from what I understand had a pretty substantial portfolio over here in Oz too.  I've been reading threads on this forum for ages and both Richard and Terry appear to have a huge wealth of information.

    One word of caution however is that unless one of you is a permanent resident then you may be limited to the types of property you are able to purchase i.e. Only new builds and will probably need to seek approval from the Foreign Investment Review Board. Google them the website answers most questions.

    Oz is a very different proposition to the UK markets though and in my opinion provides amazing opportunity in comparison.

    Which part of the Uk are you based in David ?
     
    I am southern boy myself although do take on clients who were born North of the Watford Gap lol

    Was only over there Oct/ Nov and a little of Dec 09 however managed to miss the snow.

    Realistically you wont get LMI cover until you are a permanent residence so will be limited to a 80% lend or below but would need a bit more information to advise you further.
