    Yes, the question is almost in the same vein as "how long is a piece of string?", but I was wondering how much you think a typical residential property valuation would cost? The property of interest (in the Adelaide metro area) is probably worth in the realm of 650k-700k. It's double story, built in 1950 (with some extensions), has 4 bedrooms, study, 2 bathrooms in the main house, plus a well finished self contained "granny flat" with it's own basic kitchen, and full bathroom. I've read some articles that suggest around 0.1% of the price of the property, which seems a little high. What has been the experience of people here?  Also, is it unusual to make a contract subject to independant valuation?

    I got a quote for such a service recently.  Pretty sure it was around the AUD$400 mark.

    There's nothing wrong with shopping a few quotes. There are different types of valuations, the most common (and the most expensive) is a valuation for mortgage purposes – this is what a bank relies on.

    Hi all, 
    How would you feel if the bank of your choice paid you for your business to them? and you got to deal directly with that bank for the whole loan process.
    Money for Jam gives 75% of the referral monies back to the client. That's $300 per $100k loan

    Thank you both for your advice.

    I ended up going with Southwick Goodyear, a local company in SA that provides "Valuation & Property Services".

    They have quoted me $330 (inc GST) for the service, which seems quite reasonable.

    I've paid $440 the last few times I have got a valuation done in Brisbane.

    You can get bank valuation (ANZ/Homeside lending), but you can't get the report though.

    WIth ANZ you can – or the broker can, unless things have changed recently

    ANZ uses a company called Land Property Group.  That's who they used on a recent property valuation for me…

    It all depends on the deal can be anything from a desktop / driveby to a full valuation.

    Your Broker should be able to answer that one given the details.
