    Hey Guys,

    I am in the process of calculating the viability of purchasing a Strata Title Unit in a Trust Structure. My main point of concern is the land tax implications. For a $300,000 unit in Sydney does anyone know roughly what the land would be valued at? From what I have read the department of lands values the land of the whole block and then divides it up into lot portions.

    The answer depends on several variables eg: How many units in the block, where the site is located, is it waterfront/good suburb etc? LV will vary from $negligible to $Mil depending upon the above variables.

    Ask the strata manager for a copy of the Val General's last assessment or the Council to provide a copy of the land value for ratings purposes.
