    Hi – I really hope someone can help me or advise me to a place where I can find out more.

    I have a strata unit in Sydney CBD, it is in a nice location and would really suit a professional working in the CBD.

    Its currently renting out on a traditional rental agreement, however I've recently began to think of putting it up on stayz.com for the purpose of renting it out for short term stays accommodation.

    If I can fill it up 80% of the time, it could yield higher than a traditional rental.

    My questions are:
    – Does anyone have any experience in this type of rental, and what problems, issues have you run into?
    – Does anyone know about the legal implications for having short term stays in a residential strata unit – technically could it be viewed as a service apartment, in which case the operation might be viewed as commercial (which = big fine from council)?
