    Hi everyone,
    I am new to property invest, I signed up last Friday 15th Jan 2010 (happy new year) after reading 0-130 (twice) while on holidays last week,so i am after some feed back from any one who can offer advise.My situation: I am 43 years old ,currently have a deposit  for my first property (@ $50,000). I earn $63,000 p.a, my outgoings (rent,expences etc. @ $28,000 p.a incl. car repayment) My eyes were opened as i read about setting up a No. of trusts to access more $$ for more properties. I would like to "go it alone" but i am concerned that i will not be able to borrow enought on my income to be able to get a start. I have time to do plenty of leg work to look for appropriate properties.I also have good contacts in real estate,(my partner is P.A to a director of an inner Melbourne City Estate Agent and also office  Manages the staff of 40.in the sales office and has had 13 years managing the rental Dept.) But before you ask the obvious….No she has no experience in buying or sourcing properties !! She has equity of @ $700,000 in her bayside home where we live, but we dont want to use this just yet as this is "My project" and she is a little weary of "putting up" the family home as collateral. I would love some feed back on how i should take my first steps in this sector. I would also like to know how others have found sourcing +cash flow properties.Cheers and God bless.

    to answer you question about finding cash flow properties, i use Investsmart http://www.investsmart.com.au and also the magazine "your investment property" as a list of all areas in australia with their rental yield and growth.  Comes in very handy when you are deciding on your suburb.

    Multiple trusts won't help you get more finance. Keep reading the forums and everything you can.

    Thanks Terry for your response,its appreciated,
    the only queerie i have is that as i read it (0-130 properties… Pg.169)steve McKnight uses trusts.. in short your flying in the face of his printed sugestion.I dont know if Steve responds to the blogs ?? maybe you may wish to wresttle it out on line ??  I was excited at the prospect of multiple entities and as steve says-quote "I've never bought an investment property in my own name.Instead,right from the startI've used trusts" not trying to throw a spanner in the works but…….trusts either benefit us (steve's view) or they don't (your view) lets see if Steve responds as i am sure you will…Yes i will continue to read the forums.
