    Hi,

I am looking to buy a property. I has blue gum tree. It is under heritage.
    What will be development restrictions?

What is under heritage – the area, the house or the tree?

A couple of pointers – most councils will permit removal of trees within 3 m of the house, an arborist's report indicating that the tree is unsound will back up your request to remove a tree.

If it is a vacant site, you will still need an arborist to identify each of the trees which are to be removed.

    Gardens are under heritage.
    You can not remove trees.

I want to sub divide & build in rear.
Services for rear will pass near 1 of the trees.

However if that tree was infested with grubs and a symptom of this is sap leaking out of it an arborist report may confirm that the tree is dangerous to life due to the risk of the tree falling down.

Its just that I had a blue gum tree in this poor condition and had to have it cut down due to the safety risk. But it wasn't heritage but it was a big tree.
