    I am in initial discussions with 2 different builders in regards to subdividing my property and developing the rear into 2 townhouses, keeping the existing house in front. Both builders insist on arranging their own survey of the lot prior to getting into the design details. Could this cause problems? I don’t know what a surveyor does in practice, but if he/she lays markers and height indicators that would need to be left until construction starts it could end up causing confusion if a 2nd surveyor does the same a week later.

    I have a triplex site and I am getting my own design and plans done.  This means I can go to builders and ask them for a price and compare like for like.  This means you own copyright for plans.  I had to get a feature survey done but before building a site survey where pegs are put down will be  carried out.

    Who do I get to do the design and what would they typically charge? If you are Perth based, do you mind letting me know who you used?

    Are designers normally conversant with the R-Codes so that I would be fairly certain that the design will get through council. Also, are they in tune with what the market wants re layout etc.?

    You would probably need to arrange a boundary definition survey, contours/vegetation (trees) as well as services identification & location of adjoining buildings (neighbours houses/structures).

    In the first instance, it requires the surveyor to put pegs in each corner of the site, the second picks up on any fall/slope/natural features on the land.

    The adjoining buildings survey is required for the DA plans to show the relationship of your neighbours' houses/windows to your proposal.

    If you are in control of the initial survey you will only pay for it once, however if each builder requires their own survey you will pay twice for the same information.

    There is no requirement for lodgement of any of the information gatherered from the surveys. The surveyor's pegs (or marks) will just save the second surveyor some time (but not you).

    Hi Ladybird
    I am in Perth and am using North Point Drafting.  I was planning on developing with one of the strata specialist who advertise in the West Australian.  I phoned four and had to leave messages had one response after two weeks.  I decided to get my own design drawn up and then get builders on board.
