    Just wondering if anyone has used GK Strata or Premium Strata for strata management in Sydney? Any feedback appreciated.

    We're trying to replace our current strata and have got quotations from GK and Premium Strata. One of them is on the more budget concious side while the other is more expensive but have disbursements capped.

    Some committee members are keen with the expensive quote, although I prefer the cheaper one, unless their quality of service is really bad.

    We've had GK Strata as manager for our scheme for a few years,we've found them to be beligerent ,expensive and unreliable.

    They have attempted to push through inflated quotes and done other things to cause us to look for another manager.

    Their building managers are less than helpfull.

    I'd suggest meeting with the principle and hammering out every little detail in your contract.Although strata fees may look cheaper,we've found that they make up for it in many other ways,(inflated quotes,poor service,kickbacks from insurance to name a few).

    Watch out for trickey  termination clauses .

    SM's are required to declare any kick-backs that they get (refer to "Secret Commissions" & TPA), there are penalties for non-disclosure. You wil however need to be able to prove the incentives. BTW, how could they justify using insurer X if they are more expensive (you may need to get the SM to call a few insurance quotes on the same basis to nominated brokers)

    Thanks Re Lax & Scott, my partner just bought an IP and the strata manager there seems quite OK. Have yet to talk to the committee to get some feedback, but fees & running cost all seem pretty low, and the building seems well kept.
