    Hi,

    A basic question: if there were 2 identical residential properties, would you buy the investment property with a mixed use zone or the residential 2(a) and why?

    A mixed use zoning will allow you to rent to a wider range of tenants eg business user. Each case is subjective and would depend upon the area that the property is located, the prospects for the area etc.

    I would definitely buy the mixed use – the value of a property should reflect its potential usage – eg in respect of zoning in this case – mixed use zoning having a higher value than residential
