Multi tenented house

Hi all,

I'm about to finalise my 2nd IP and the plan for this property is to have it as a residence for international students.  I have previously rented rooms to such students but found that some (especially from the sub tropic areas) tend to live with electric heaters turned on all the time and even leave the lights on at all hours during the night.

Does anyone have any experience renting a house to multiple tenents and if so, how do separate the electricity usage?  Is it feasible to put in a separate meter in each room – or is itr preferable to just include the electricity as part of the rent but calculate the usage based on averages?  any other suggestions?
