    Anyone up to speed on the new requirements for essential safety measures (AS 1851)?

    What do you need to know specifically? Which state (although there is some degree of uniformity across all states now). Have you been issued with the annual fire safety statement from council and wondering how to get it completed or been served with a fire safety order? What type of building, GFA, volume (yes, specific regulations apply depending upon the volume) and usage.

    I have a few warehoouses and offices in Victoria. Vary from large garage to 9000sq M. Buildings are pre 1994 and all have essential services maintainence contracts in place. New regs are coming in June 2009, I am forming the view that a "building surveyor audit" is not strictly necessary. The "annual essential safety measures report" also seems straightforward. Thanks in advance for your comments.

    what new regs come in in jun 09? do you get sent a letter to comply to like they do in nsw?

    As from July 2009 local councils will conduct random inspections ensuring every property has systemic audits in place. Non compliance…..  individual fine $10K , Companies $50K.
    These are victorian building regulations.
