* 8 lot subdivision costs

Hi to all,
I am looking at purchasing a block of land (8000m2) that is beside my existing home in Northern NSW in relation to subdividing it into 8 lots.
Just after some idea of possible cost in regards to this subdivision.
A road into a cul-d-sac on the lot will have to be constructed and well as the other items (power, sewerage, stormwater, curb and guttering, streetlighting, phone etc)
I am new to the subdivision game and any help on possible costs would be greatly appreciated to determine feasability of the project.
