    I'm thinking about purchasing my first investment property and was wondering if there is any website or easily accessible information to tell you about the renting trends in a particular area.  Obviously if you are thinking of +ve geared proprties you need to be sure tenants are out there to help you pay off your loan and provide you with money.  How can you research this????

    Good luck with your first purchase. I know when I started investing almost 7 years ago I didn't know where to start but that was 62 properties ago so I wish you all the best.

    If you are looking in NSW then check out the NSW Dept of Housing web site. It has heaps of info and they report quarterly what the rentals are per postcode. Here is the link:

    You can also do FREE postcode and suburb searches on http://www.myrpdata.com.au

    Here is how you can find the percentage of renters in your "target" area:

    Go to census website http://www.abs.gov.au/websitedbs/d3310114.nsf/home/Census+data
    Click there on "2006 Quick stats" link, then type in the postcode of your "target" suburb, click "Search" and then choose the suburb in list and click on "Quick stats".

    It will show a table with statistical data for your suburb, and you need to look under "TENURE TYPE – OCCUPIED PRIVATE DWELLINGS" category – it will show you the percentage of renters in that suburb.
