    Hi
    We are looking into purchasing  commercial office space (roughly 72m2) in the South Yarra district in Melbourne. The development (nine yarra) is currenly being built 4kms away from Melbourne CBD. Can anyone give us some information regarding such new developments and whether it may be a good idea or  should we be staying well clear?

    Some items to consider: how many other strata offices in the same complex? How many more under construction in S Yarra/Toorak & other surrounding areas? Is the development in the premium part of SY? How close to the prime retail strip (can't remember the street numbers but around the fashion precinct? What is the vacancy rate for office accommodation in the area?

    These questions would be used to scrutinise any commercial property regardless of age.

    you need somthing serious but warm i d say going for a very light yellow and white could look nice, bright and warm, but it does get dirty easily!
