    If you have done your homework and have 100% decided you want to develop properties it can be worth it, if you are starting out go to everyone's free intro course and see which avenue suits you before committing to big $ courses, read their books first as well. Do not get caught up in the buy course now price, or the fact they donate to worthy causes, there will be heaps of opportunities to do their course in the future

    The Manual content and DVD presentation is brilliant and set out in a logical format. One would think  you could only go forward once you really begin to understand the concepts.

    yups just purchased it of ebay.. i really hope its good, i seen her speak twice, i really don't have to cash to pay for the couarse. If im ever successful i will pay the full amount to her organisation and hopefully she can put it towards something good.. lets get started aye.

    If she is around that long,

    She is now promoting other speakers to sell USA investments.

    This tells me she is struggling for cash flow.

    The other problem is she is breaking the law spamming her data base selling into an "independent" promoter.

    Carley is a nice girl as it appears … lets see how it unfolds … I have been in the financial services industry for 18 years and have seen many come and go … now lots of new ones emerging selling USA

    IMHO … USA will drop another 50% in these cheap areas … i just forwarded Carleys email to a friend in San Fran … He came back with … She and her mates are all full of s …   stay away from sales people even the pretty ones

    Yup, I got forwarded that email.

    Ahh well there are some who will get taken in and unfortunately they are adults so what can you do. She was a good speaker at the conference and you can see exactly how she has built her empire. Doesn't mean I would buy what she is selling.

    Wealth did you just get that pretty little add on to your name?

    I have seen Carley talk twice now and would be keen to do her program…. just not keen on the price and not looking for the mentor program support.

    There is a FREE 24 module full colour real estate riches home study course there valued at $4,001.00 … no up sell and no weekend seminars.

    The owner is about to launch a new concept of on line courses and coaching with lots of videos … they have 4 paid programs and their/his property options 101 course is only $749.00 with a 731 page double manual which is the biggest and most comprehensive I have ever seen anywhere, I have a copy or 2.

    Stay tuned to this site because I am privy to what the changes are … he has a team of 4 solicitors, accountants, financial planners, and stock market investing experts …

    These expensive seminars are not producing results … have you ever wondered why they don't produce hundreds of millionaires from their programs ??? we should ask all of them to give us the names of 50 students in the last 3 years who have made over 1 million dollars … why not?

    Hi there,
    I am a Town Planning Consultant (www.plancheck.com.au) and help many people make money from property development. 

    You can do what Carly does but you need to research and be willing to take the risk (educated of course) and of course have a good head for numbers.  

    I know someone that started just subdividing the back off houses then as they grew more confident the developments got bigger and bigger and is now building commercial/residential towers.

    There is a heap of good websites to help you on your way such as propertybooks.  Of course you need the development software to determine if the project is profitable or feasable like feastudy.  I have links on the resource page on my website.. if you find any more let me know..

    Thanks for the info on the free real estate course. I have just signed up for it!

    But just one question – Why is he offering such a course for free? It's a nice gesture, and great for people starting out in property like me, but these days most people often have a hidden agenda?

    Hi guys,

    I have been to a lot of Carly’s and CCORPs events over the last 3 years and I have to say I have loved every single one of them! They are so much fun and so educational. I even bought her property development course a few years ago and I absolutely loved it!

    Carly is amazing, she is so real and teaches so many amazing strategies. I studied her course every night when I got it and then started applying her strategies. Within a year I made over $150k from using the techniques I learnt from Carlys property development course!

    I am now currently negotiating a 12 townhouse development site in Queensland that I will be doing using NONE of my own money with profits of between $300k – $400k for me! I am also involved in another townhouse development where I will be receiving about 35% profit once its done :) I’m on my way to being a millionaire and I credit Carly’s course for giving me the education and motivation to become a property developer.

    Carlys course has changed my life, my viewpoint and my family’s lives. If you have not been to one of Carly’s courses I suggest you go along and make up your own mind :)

    Saw her appearing on the Secret Millionaire show on TV last night, which was quite interesting! 

    I've got friends who had attended her seminars and that they all highly recommend me going as I'm in real estate too.

    so I'd definitely go when she was in QLD next – anyone knows when?

    Michael 888 and PaulDobson, I agree with you both. How good was the show! Loved it so much, she is such an inspirational person, what you see is what you get and I know that it wasn’t a one off for her either, she is always doing charity work both in Australia and around the world. Carly you inspire me, well done!

    Hi all, I notice all the comments on here from the seminar and guru junkies, and this seems to be the problem with many of the property forums. Lots of uninformed and niave property investors defending their gurus and singing their praises when they have never stopped to scratch the surface of the illusion that has been created for them.  This may be disturbing to some of you, but I know of some property gurus who privately refer to these people as the 'Wood Ducks'.  The worst part is that many Wood Ducks see it as a personal attack when their guru is criticised. It hurts their sense of pride when it is suggsted that they have been conned. They believe that they are smarter than that so immediately become defensive. That has become very evident in this thread.

    I have spent a lot of time investigating these property spruikers on behalf of the regulators so I have seen first hand what goes on behind closed doors. Many of these gurus are ethically and morally bankrupt and you can pick them because they do business based entirely on what they think is legal rather than what is moral or ethical. Of course none of this is immediately apparent. We all know that there is a big gap between Legal and Moral.  Any honest lawyer will tell you that they exploit this gap on behalf of their clients daily. In some cases Gurus don't even care what is legal, but flex their wealth muscle on anyone who attempts to legally challange them. Let me tell you that if you ever get into a legal stoush with a Guru make sure your pockets are deeper than theirs. If not they will break you financially by delaying the case until you run out of money. This is common.   Many Gurus teach unethical and misleading concepts and display them openly in their own business dealings. Yet their followers fail to question this. I know that many of you that have attended Carly's seminars will have witnessed this, felt uncomfortable with it, but still fail to question it. Do you remember how she taught you to set up $2 shelf companies that can be easily liquidated if someone sues you? That may be legal but is it moral or ethical? 

     I don't wish to single Carly Crutchfield out, as she is just one of many who have learnt that there is huge money to be made by creating a 'guru' profile and selling wealth education products to the unsuspecting. The seminars often consist of a 'smoke an mirrors' exercise which lack any real substance. Often the information is out of date and the strategies can no longer be actioned.  While there may be some good ideas conveyed,  none of these ideas are new (or are 'secrets') and can be learnt from reading a few good books for a fraction of the cost of attending these overpriced seminars.

    These people have learnt how to manipulate the masses and many of you really need to wake up. Yes I know that now that I have said this, I'm bound to cop the abuse from all the cult followers but I say it again "Wake up, it is very subtle, but you are being  conned!"     

    Many comments on this thread have sung Carly's praises and I notice that she even featured on a recent TV program giving away money to the disadvantaged and needy. Let me tell you that the truly generous millionaires never flaunt their philanthropy or wealth. So why do they do it? Simple, it gets all their followers singing their praises and believing that they are really there to 'give back to society'. It helps them to make more money from the naive! Believe me, Gurus spend a lot of time (and money) on their public profile simply because they profit handsomely from it. They even have their stooges monitoring the property forums and providing examples of their success and honesty.  I wonder how many on this thread are truly her stooges?

    So before you rush off attending all these seminars and forking out all of your hard earned cash, just stop and do some of your own  "due diligence" If you are honest with yourselves you will find that you are all being taken for a ride!  Have some of you ever stopped to consider why these courses only sell for a fraction of their original cost on ebay? Now there's something for you to  consider!  

    I have no agenda other than to warn that some need to get their heads out of the sand.

    WOW SuperSleuth what a great post. Very confronting but feels very true to me.

    I went to Ysa free seminar last week and loved it, but I too believe that many people attend workshop after workshop and never really do anything.

    The thing I think may be worthwhile about these sort of seminars (especially Carly and Ysa's) is the opportunity to find other people who are willing to form syndicates/JV's. Those courses would be great networking tools.

    I would be worried that they over complicate things and make it difficult to find your own methods and what works for you. I think to be truely successful in this industry you need to find your own unique way of doing things.

    Super Slueth ,  you hit the nail squarely on the head, excellent post. Good to see a bit more balance on this often unbalanced forum.      I went to  one of Yza seminars and was very disapointed it didnt deliver what was promised in the promotion. Any  second rate broker or acountant could have given the same or better info. It was just  a marketing tool. 
        While Carly maybe relatively ethical, I find it  unethical of her to promote some of  the dubious speakers she has at her semminars.
