    Hi!
    I am looking for someone to act as a short term bank (with 11-15% interest rates and term up to approx. 12 months) for business and property investments.  I have advertised in the paper but not got any replies.  Any suggestions?

    I think the rates of interest will be higher than you are quoting.

    Most short term loans we do start at 16% upwards.

    Which State are the properties in ?

    The properties are in Qld.
