I am going to tell you NOW what you will have wished somebody had told you 5 years from now if you didn’t read this note!!!!
The stars are aligning in my Granddaughters hometown in Canada and now is the time to get in on the action. I tell you this because I know some of you will contact me and we will win together! If not, good luck with whatever it is you decide to do. If you DO contact me, great, you can leverage our skills, knowledge and expertise of the local Canadian market and you will have made a wise decision and investment.
The “hometown”, is in the Eastern Energy rich Provinces of Canada and is poised to experience its best decade in history! The city has recently been compared to places such as For McMurray and Calgary which have already boomed as we did here in QLD over the past 7 years and real estate values are expected now to soar there over the next 5 years. This I say because of development projects such as a second nuclear power plant, a second oil refinery (which will end up being the biggest in North America), proposed harbourfront development and more. The proposed capital investments are in the tens of billions… something we have not experienced in 30 years. And, the good thing is real estate is still cheap! Put this into perspective, we bought an 8 unit apartment building in this City for $186K which came fully tenanted (some tenants have lived there for over 30 years!!) with an annual gross rental of $40K+. Even after all expenses and P&I financing this property is cash flow positive $6K per annum. In addition to these amazing returns we have just had received a commercial valuation on this property of $235K after only 12 months. Cash flow positive and a capital gain lift of 21%!!! We also purchased a 4 bedroom house which situated on 2 acres over three titles. The property came with designated beach rights and backs a prestigious Golf and Country Club. We are currently in negotiations with Local Council to build a “gated town home community” on the site which will house between 12 and 20 homes with private access to the Golf Course. This property was purchased in March 2007 for $165K and is currently valued at $324.5K!! These are just a sample of the purchases we have made over the past 12 months which include 5 residential homes, 1 town house and 1 apartment building. We also currently hold Contracts on 2 commercial properties in the Uptown area in close proximity to the proposed new multi million dollar Cruise Line Terminal.
The above results have been achieved even though the big projects aren’t expected to really hit until after 2009 – and will last at least 5 solid years – and the current real estate is still considerably undervalued. As we said, we have been following the market very closely, we know real estate (we are Licensed Agents here in QLD), and we know where to buy and what to pay. We are seasoned real estate investors that own and operate a couple of real estate companies within and around this Canadian City and surrounding areas but live here in Brisbane and we have put together an incredible team of carpenters, electricians and plumbers that can tackle just about any project. Yes, the reno boom here is over but it is only just starting in this Canadian City.
If you are like me, you do not want to miss the boat and you realize that the picture I have painted above is an investors dream. It is these opportunities that we must jump on in order to get big returns!!!
As mentioned above we have purchased over a half a dozen residential properties and we are beginning to attract other investors through our work and the profits we have made. Having said that, we realize that we still have a lot of work to do and we need to align ourselves with more great people and more great investors. Simply put, we do not have enough capital to fully take advantage of this opportunity on the scale which we want to, but I’m willing to do whatever it takes to make the next decade the best decade of our lives. Even if that means running the risk of putting this ad out to many other savvy investors who may choose to take my tips and run.
