    Hi to all,

    I just want to share some tips to those who are just about to purchase a land or property.

    1) Lot Shape. Look at the lot shape, the better if it is in regular shape as ii will be easier to design a house in regular shape.

    2) Check with the government website http://www.land.vic.gov.au/ for some info of the lot. Check with the property reports, then input the address of the lot. Initially, it could say if there are heritage overlay, termites or other issues. However, whatever the status is, later, you could check termite protection issues….

    3) Check if there are easements… as there are times that are so wide…. you cannot build on easements. However, sometimes, the council allows garages.

    3) The location of the site is more important than the architectural aspect of the property.

    4) For rough estimate, you could have a 3-unit development on 1000 sqm. lot. However, the setbacks of the neighbors could affect the setback of the proposal.

    5) For rough estimate, you could have a 15 squares per unit…. or around 140sqm. Roughly, around 85sqm for ground floor and the upper floor which is around 65% of ground floor is around 55sqm. plus the 2-car garage at ground floor.

    6) With that area, you could have a maximum of 4 bedrooms for 2-strorey.

    7) Now, for rough estimate, may vary according to the material to be used, compute the area times 1200/sqm to 1800/sqm….

    8) Now, with that computation, you got the idea how much is the worth of your structure, for a 3 to 4-bedroom, 2 storey, 2 bathrooms, 2 garage.

    If you are about to ask for your designer, at least, you have this guidelines…. instantly, you got idea idea how many units its could have and how much the price of the structure.

    This may vary per council of per location. Just a handy info for rough estimate

    so, basically, it really is the "value of the land" that is appreciating….

    also, if you are just about to have your house designed, make sure with your designer to design it with maximum of 4 bedrooms… it then will dictate how much would be the amount approriate on as per week basis.

    i hope, this is helpful to those who are not that familiar how the construction cost, and/or how many units it could have on a property.

    so, if you got a bigger land, try to use this ratio….. as long as the maximum buildable area and hard surface is 60%.

    again, this may vary…. but this can be helpful and handy!  :-)

    A good rule of thumb for No.4 )

    Town Houses usually require 250sqm plots. So if you have a 2500 sqm block, take away 10% for drive ways and community space then divide the result by 250 to get the number of units for the block.

    Therefore 2500 -10% = 2250
    Left over = 2250sqm/250
    No. of units on the block = 9
