    Was just wondering if any knows of any service that alerts people when a potentially cash positive property comes onto the market?

    A site with listings?

    Smoke signals?

    Would it be worth paying for something like this? Could you get it for a reasonable rate?

    Hi MG,
    There are a number of sites that offer annual subscription (e.g http://www.positiverealestate.com.au, http://www.cashflowcapital.com.au, etc). The best thing is for you to do your own search/research.
    Alternatively, you can pay me spotters fees and I will send you listings :)

    Thanks for that.

    Those sites seem a little lame. I mean, it looks like they are basically ransoming the property information in an attempt to force you to buy through them.

    One costs $500 per year, but then another 2% of the property price.

    The other looks basically the same – ie. a lead generation website for a propery broker who presumably also takes a cut.

    Maybe I am missing something..

    Buying well will help with affordability.

    You might find that developing a property might offer you better returns PLUS instant capital gains.

    Start with a duplex maybe.

    Sell 1 side and keep the other.

    The numbers might excite you!
