    I was reading another person's post in another forum, which brings a question to my mind.

    Does anyone know? In the last boom, there were quite a few suburbs with +cf in Victoria. Now, its seems the rental did not go up enough to create anymore of those +cf suburbs.

    You will struggle to find CF+ in main cities but they are still there in regional towns. You may need to look at some mining towns as well.

    I would follow Steve’s advice. Don’t buy In mining towns or rural unless you want to specialise in this niche. CF+ is now being achieved via a step process, Buy + add value/fix a problem, etc. We do it very similar to the way Steve’s teaches, we buy a house on a big lot, subdivide, sell or develop and sell and pour the proceedings into the remaining house, so It will cash flow.  Happy investing

    Yes it seems mining towns do still produce CF+ investments. Kambalda is one such place.
    I have been investing there for a number of years and it's still going very strong. Rents are on the rise due to supply and demand.
    There is not much chance of building new housing there as the cost factor out weighs the resale price. Mines there are predicting at least 10 years +.
    The location is only 30 mins to City of Kalgoorlie and 3 hours to Esperance (coast). There is a shopping mall there, main bank and scores of businesses in town well worth a look.
    I am not endorsing kambalda but I am investing there and loving every moment.

    maybe you were reading my thread. I wrote one about the lack of CF+ properties around Victoria. I, myself went on a journey following  Steve's steps in regional Victoria and I couldn't find much. Althoug I have found good returns up to 8% in a couple of cases. And probably is the best that you can find at this very stage. Following Steve's newsletter saying to hold off investment due to the US backlash I haven't ventured in any purchase ofering as yet but if nothing major happens (in terms of global economy – as predicted by Steve) I might put on offer very soon for one of those. Although I am still looking around, the only thing is that I have extended my research to other states.
