    I am keen to get a couple of investment houses (not unit/appt) in both of these areas. Caerphilly in Wales and Newcastle Under Lyme.
    Does anyone know of a smart way of going about it? I've got friends and family over there but really don't want to bother them. I thought there'd be laods of choices of buyers agents but I can't find any that would specialise in these areas.
    Don't really want someone in London who specialises in everywhere as it doesn't seem right!

    Apart from buying straight off internet or heading over there, has anyone got any good tips?

    Any help would be much appreciated.

    Hi Julian,

    I admire your aim of buying UK property.
    The only buyers agent I'm aware of is Garringtons. As it's chief exec is Phil Spencer of Location Location fame, I would image they'd be at the top end of the fee scale – that's just an assumption.
    They do say they cover the north west.

    What kind of service do you want? Full research of the area, sourcing of the property, and negotiations, or just someone to do a 'drive by' of properties you're interested in?

    Unfortunately i'm on the South Coast (Bournemouth) or I'd offer my services :-)

    Are you over there full time or for a couple of years.

    Thanks for the response. I live in Oz but have still got an old flat in Cardiff Bay. I want to re-value it, borrow enough for a couple of other properties and through some recent research have decided on these two areas. Compared to Australia, the UK has lower interest rates and higher rental yields, I also can claim tax benefits on costs of depreciation and trips to the UK too!
    I've used a buyers agent over here and they did everything for me  – Full research of the area, sourcing of the property, and negotiations. It cost me about 3kquid for a 170k house. I just assumed that there'd be hundreds of buyers agents over there but it appears not!!!

    Do you have any ideas what I could do in this situation. I'm also wondering if I'd need 2 fully furnished places too and if that's the case, how would I get all the furniture etc. It feels like it's all up hill but I'm keen ha! Any help is of great value and thank you!

    HI Julian,

    Being a Pom who's recently moved to OZ I don't know of buyers agents in the UK. It's not that common.

    To get it re-valued contact a local surveyor (from the RICS website in the UK – http://www.rics.org) and they will do a valuation for you. They will need access obviously probably through the letting agent. I lived in the SE of the UK and had to do this on our flat in the NW of the UK so I've been through that recently.

    To furnish the property you can talk to letting & managing agents in the area, and they often have people who offer furniture packages. Otherwise I know a guy who does furniture packages in Birmingham but I think his company will go anywhere. His name is Abid and he supplies a lot of investors in a property seminar forum in the UK. He's also an investor himself. I haven't used him myself but I know a lot of people that have and they are very happy with him. See his website http://www.awatrading.com/.
