    If a dwelling is, say: 12mtrs x 10 mtrs, NOT including  450 eaves all around, which equates to almost another metre (900mm) , will council consider this as a 120m2 or 130.10m2 (with eaves included) ?? 

    Also, can the space (450mm) under eaves be considered as part of the required "private open space" ?? Thanks.

    hi misty1,
    I would check with your relevant council as it can change from state to state…. development to development even…. usually the dwelling must be 1.5m in from boundary of block to gutter line…. as i said though…best to get exact advice from your local council.. sounds like you're considering an extension to an existing home… is that right??

    No, am trying to work out just how tight-a-fit  it would be to get 2 units on a small block. Council says min. 40m2 private space required, which makes it a very tight fit.
