    Lets keep these posts short, with just the numbers…no stories…

    Properties – value

    Me:

    1 PPOR – $170,000
    1 IP – $270,000
    2 blocks of land – $100,000

    Where about do you live? It's pretty difficult to get an IP for that price in Sydney.

    Plenty up here in Brisvegas…there are further bargains even cheaper up here…mine is at Kingston, which is in the Logan area between Brisbane and the Gold Coast…I keep telling people its a gold mine… No one seems to be listening though…

    Also have $100,000 asset ready to sell when its appretiation is lower than my interest on PPOR
    Currently looking in VIC, North nsw and tasmania for the next one.

    um, just under the purchase price divided by 1000 rule….I am currently getting 230/week for a property that is valued at 270K.

    Property 1 – $320K Langwarrin Purchased 4 yrs ago for $230K $260 pw rent
    Property 2 – $310K Langwarrin Purchased 2 yrs ago for $270K $260 pw rent
    Property 3 – $280K Frankston Purchased this week for $280K $270 pw rent
    Property 4 – $520K (my own property which I built for investment purposes) Langwarrin Built 3 years ago for $345K 3 years ago

    Currently in the marketplace for another property but to renovate and sell again…..:)

    Valued by the bank a fortnight ago and increased by 5%……..

    I actually use what I call the factor of 10………..if I purchased a place for $270K then I would want to get around $270 per week rental. Anything more and it reduces by repayments based on interest only out of pocket expenses.

    Seems to have worked well for the past 12 years……..that way, based on my own situation, negative gearing etc, each property is costing me around $25 per week………..

    So I'm getting a much better return then placing this money in the bank……..

    8 places, I owe about $780K Inc PPOR.

    $580 without PPOR

    and get  about $1130 per week in rent.

    hi i'm 26 started 3 years ago with $14000 from my car i sold
    all investments
    2 houses 5 units owe $850 000 return $2000 a week worth 1.7mil and bought most of them in the last 6 months theres a deal a day

    PPOR – bank valued last week @ $400,000 – owe $22,000
    2 x Retirement Units – valued @ $190,000 – owe $165,000
    1 x IP (House in Ipswich) pending settlement July 07 – value @ $230,000 – owe $240,000
    Plus I have two properties that I'm trying to decide between, a CBD townhouse or a duplex.

    6 IP in WA (2 pending titles ) Worth  2.61 M Owe 1.95M
    1 IP in SA Worth 160K Owe 135K
    Joint Venture(50/50) 4 IP worth   1.36M Owe 798K

    So In Total Assets of 4.105M With Debts of 2.976M
    VLR of  72.5%
    Rents of $144,300 per year Approx yield 4%
     
    All this achieved in the past 4 years with nothing more than dreaming, working and dreaming BIGGER!

    Hi guys,
    I have 2 IP
    1 I bought 12 months ago for $118.000 & is currently rented out for $155.00 a week, now valued at $160.000.
    The other I bought 6 months ago for $225.000 and renting out for $230.00 a week, now valued at $270.000.
    I'm very happy with how they're going.

    Currently only have the one IP, bought a unit about 3 months ago in regional victoria
    Paid $87,000 and renting for $130 p/w
