I have found positive cash flow propertys that i want to buy unfortunatly I don't have enough funds for deposit and legal costs was hoping for some ideas on how to come up with these funds.
I have no available equity in my current properties.
Would appreciate any input

It's possible to borrow 100% on investment properties in certain circumstances. That leaves the legals etc to find. If you can't afford any expense you have to ask yourself the wisdom of investing in something that is likely to make financial demands on you.
