    Hello

    I am thinking of increasing the rent on my property but also including the utilities in the rent. This allows my property to stand out from the crowd, "bills included" can be the advertising slogan.

    The only problem is that I don't have any statistics on average daily usage for a 3 (or 4) bedroom house. Does anyone know where statistics on water / electricity / gas usage can be found?

    My tenants have to deal with their own bills.I think it’s the best approach to encouraging them to be friendly to the environment.However I have yet to find a way to encourage them to look after my garden.'One sure way to get rid of a problem is to stop calling it a problem and call it a situation.'
