We're in the process of selling our 1st reno project. One condition the buyer has included in the "subject to," section is subject to any easemnts or covenant as on vendors statement. Has anyone used or seen this before? How does this effect the sale?

Well that just means that any easements or covenants on the land that are different to those on the vendors statement will make the contract voidable. The clause is not necissary and is implied by law anyway.
