    Hi Im looking at developing on a block of land, its 530 sqm, how many townhouses / duplexes could i fit?

    The block has dual access from the rear.

    Any thoughts?

    Hello,

    The best way to find out is go to the local council and see what there requirements are. They will make or break the idea. I would say however you could fit 2 sensible size dwellings.

    Definitely check with the council and/or an architect/draftsperson. Depending on the property zoning, you may not be able to subdivide at all, I know of some areas where the minimum block size is 300m2, so in that case, you wouldn’t be able to split your block. This will differ from council to council, so check out yours and see what they think.

    This is very much dependent on the particular block and the skill of your designer. The range of factors affecting what you can build is huge.
