    Hi LarsonT,

I guess it depends on whether you feel comfortable waiting out the time or renting the property.
Different laws apply to different states with regard to subdivision planning.
We just built two units in regional victoria (LaTrobe Valley) and I rang the council when we lodged plans as we wanted to subdivide the block. The planner told me, if you build separate plumbing, electricity etc, everything separate, you do not have to subdivide first with the plans as a law is in place stating if two properties are built on the one block you can automatically subdivide after they are built. Apparently the planning prior with subdivision takes longer to go through the council. So we are subdividing ours in the near future as we are keeping them for rentals. Interesting isn’t it.

Good luck and I hope this helps
    Warm regards
