    On our recent trip to Melbourne we decided to buy a property in Dandenong North. The area looked good and prices cheap. We paid deposit on a concrete house on 600sqm land priced at 200K only to realise that it was an x-housing commision house, which had been privately owned for only 3 years. Although the house was close to schoold and parks ,all the streets surrounding the area had x-commision houses. So we decided not to go ahead as we were told that it is difficult to sell those houses in the future. Did we do the right thing?

    Instead we are looking at buying a brick veneer house on a small plot, 7 min walk to the station in a quite street in Central Dandenong for $180k. Opinion?

    I am from Melb and know Dande’thong’ very well.

    It is like any other cheap and nasty suburb around Melb that has yet to be ‘discovered’.

    It has to go up sooner or later as there are excellent amenities there, and people have to live somewhere, so if you can buy in a half decent part of Dandy where there is a huge rental pool then you will do well I believe.

    For example; my sister-in-law bought a house in “The Pines’ (ex-housing commission) in Frankston about 3 years ago. It is a drug and welfare haven and crime central, but her house has doubled in value and the area is improving slowly but surely.

    Some parts of Dandy are not bad – some are terrible, but as the rest of Melb keeps going up this area will also follow – maybe quicker than other more desirable spots. I remember not so long ago when houses in Dandy were $100k.

    The thing to remember about those housing commission houses is they are on good plots of land and can be upgraded and/or subdivided sometime in the future. Someone will start to do it sooner or later.

    I couldntt hink of a worse place in Victoria-my god I feel scared everytime I have been there, take a walk through the shopping centre and you will see what I mean, definately the arse end of Victoria!!! Gunna take a looooooong time to turn that joint around. Frankston has quite a few things going for it which explains the increase in value, the only thing Dandy has going for it is cheap drugs, bogans and crims….IMHO……

    Thanks guys. I have actually invested in Frankston. A weatherboard house in good condition on a small plot but close to beach and train station for around $225k. I am still going to wait for the right property to come along in Dandenong.

    In your opinion will weatherboard houses appreciate in value like the brick/BV houses? The rental returns don’t seem much different for the two.

    To add my two cents, personally i INVEST IN FRANKSTON and in response to LA AUSSIE in your earlier responses WELL, 3 out 5 ip i have are actually in FRANKSTON NORTH (THE PINES)and i live locally and no the area is NOT a crime central or a drug and welfare haven as described by LA AUSSIE (well maby 15 years ago might have been) mater of fact brother in law lives in DANDENONG NORTH (personal opinion) dont buy there he is having trouble selling his house there as couple of houses on his street were set on fire few months back and i have peronally seen on couple occasions people over dosing on drugs there in the middle of the day. Oh yeah and open your melways and compare whats closer to water that should help you decide where to invest [strum]regards crispy

    sorry didnt read your last post YOU MUST OF LOOKED IN YOUR MELWAY and gone for a walk through the new frankston shopping centre. CONGRATULATIONS ON YOUR FRANKSTON PURCHASE!!!!!!!!!!!!!!!!! and stay away from GANG denong regards CRISPY[thumbsupanim]

    I went to school in Dandenong North. I still have some friends who live there.

    Compared to Dandenong, North Dandenong is pretty tame – a lot of average folk – people with jobs, kids, mortgages etc. Thinking back to my friends’ parents’ jobs, they were teachers, nurses, accountants, factory workers, delivery drivers..

    But like most suburbs, there were areas which were better and worse.

    It sounds like the property was near Lyndale High School? The concrete houses painted in pastel colours, with the holes drilled in the panel near the front door? This area was rougher than parts closer to the valley – but it’s not as if there were drive-by shootings, or gangs roaming the streets. You could still walk around feeling safe.

    It was poorer, had a bit more drug activity, and more first generation immigrants trying to get by and start a new life.

    It also had some of the less desireable trappings of immigration – some vietnamese gangs, and a little tension between the turks and the greeks – but it was always something you heard about, and never really saw.

    The area closer to the valley was a better area with more white middle class families. I think it used to be a housing estate.

    There were a lot of people who made a lot of money during the property boom – I can’t remember the prices, but you could buy 3br houses in Dandenong for very low prices.

    If I knew then what I did now, it would have been a no-brainer. But that was Dandenong rather than North Dandenong.

    I’m sure there are still great deals in the market there – because it’s not one of the ‘pretty’ areas which attracts investors. But you’d have to know what you’re looking for.

    I don’t know whether that helps, but I hope it gives you some personal insight.
