    My next IP will be a newly constructed 4×2 house on a block that has no access to the town sewerage system. therefore the council have stipulated that a Biomax septic system must be installed. Part of the deal with these systems is that they require regular maintenance (quarterly $80-$120) by the supplying contractor (clean filters,supply chlorine tablets and a general check over, etc) should it be user pays? (tenant) or should i pay it and claim it as maintenance, bearing in mind i won’t have to pay sewerage rates.

    The landlord pays it. Sorry to tell you the bad news. It’s tax deductable maintenance though.
