    Ok i am sure now that capital gain is what i am after in a investment as it suits us more as far as our income and disposable cash situation is.
    Now i have made a offer on a duplex, It is
    11 years old. Very well presented.
    two, two bedroom villas
    Carport
    In better part of town close to shops,schools,medical centre and pub.
    It is not strata titled but is ready to do so if i want to.(meters etc)
    Now am i stupid buying a duplex since houses generaly return beter capital gain.
    The reason i still think this is a good buy is i am buying the whole building not just a unit. They are villas with a sizable back yard not a small flat and i can sell them seperately whenever i wish. What do you think.

    depends on areas rental market. is there are demand for this type of housing with renters in the area and future buyers of this type of building.
