    Hi All,

    Happy new year to you all…looking to find a fantastic finance broker out there…Im based on the Gold Coast, QLD.

    Who has a recomendation out there….looking at residential property.

    Just do a search on potential mortgage brokers and I’m sure you will tell by the quality of their posts how good they are.

    Richard is up there with the best of them

    He’s not 1 to come onto the forum to drum up business and never to be heard again like a few I’ve noticed.

    You are right maybe it is the full moon or something but certainly noticed a lot of newbie virgin posters who tout for a bit of business, offer nothing in return then disappear to once the came from .

    Hello Richard,
    We are looking for finance also, we have signed up for out first IP and have had good discussions with 1 bank but there are better deals out there. How much can you negotiate with a bank (not one of the big 4) over rates etc?

    My 2c worth – I think RIchard is fantastic, extremely knowledgeable and great service.

    For those that pop up once not be heard of again, this is so opportunistic.
    Richard in particular brings a wealth and breadth of knowledge here.
    He’d be my number one choice every time.

    Hi everyone, just want to make a comment.
    Please dont be biased in views on other peoples skills & knowledge I can appreciate towards one who has been a part of the forum for quite some time, but for those of us whom have only just found this forum (in the last week or so)
    This forum is about knowledge and offering your own skills and experience whilst at the same time gaining new knowledge….
    In actual fact for those of us who are new to this forum, we dont know where each of us has been or what we have to offer in the way of knowledge and experience. I for one, have 10 years experience in investing, developing, building and assisting people with mortgage consulting and I am here on the forum to offer any knowledge I can to others who ask and to also learn from other skilled professionals.

    As a broker based in Brisbane myself, i’d be lying if i didn’t say i’d appreciate all the business i could get…

    However being only a relatively inexperienced broker and also not a great contributor to this forum (yet) morally i don’t feel i have the right to trawl for business on this particular site.

    Kylie, while you may well be an exceptional broker with many years of relevant experience, Richard has been on this forum for some time and has the runs on the board when it comes to displaying the depth of his knowledge.

    He has helped many on this forum, myself included, and asks nothing in return. He is also an astute investor, something which many brokers cannot claim to be, or even if they do claim that, they have little evidence to back up their claim.

    I therefore have little hesitation in recommending Richard also. His overall knowledge of all things mortgage (and investing) related is exceptional and the countless hours he has spent offering advice to basically everyone who asks on this forum in my opinion entitles him to be recommended whenever a potential client requires assistance.

    Kylie, you may well become a particularly valued and respected member of this forum and i hope that you do so, but at this stage i believe Richard is the man for the job simply because he does what he does very well, and he also gives selflessly on this forum.

    Comment to Kris’s (Krautcan) question.

    I do not think that a good MB can negotiate a lot on the interest rate with the lenders. His/her job is more to find the best product for your individual circumstances.

    Obviously low interest rates are important, but that is where the competition comes into play.

    If we have a few IP we are much too little fish for the lenders to write incividual rates and conditions.

    Each lender will have their criteria when they offer extra discount because of the size of the loan.

    But I also believe that there are a lot of other considerations (besides interest rates) to take into account for the best product.

    Try sourcefinancegroup.com. They are based in Southport, QLD and St Leonards, NSW.
    They specialise in non bank lending and really look after their clients.

    Try Members Equity. Their lending criteria is stricter but I haven’t found any cheaper lending institution. You’ll have to talk through your plans with them to see if the suit your strategy. Unless your a high income earner in Executive position you don’t seem to be able to negotiate cheaper rates.

    I glanced over member equity, but unless you are a member of certain super funds, you do only get their normal rates, which are competitive, but nothing special.

    I agree with Bridge – Members Equity have nothng special and no person to structure our loans correctly.

    Source are merely a mortgage manager who deal with a non bank lender. Would be the last place i would go for good advise.

    Limited range of products single source of funding (not a Pun) and again non in house specialists.
