    I don’t know if you will have heard about the deal I have on the table.

    This is the property Simon interviewed me on at “RESULTS” in Melbourne last weekend.

    The property Is a 15 year old Industrial Shed (1200m2) on 3907m2 of land.

    I bought this building (pre Auction) for $475k with a $100K cash deposit and 6 month delayed settlement. The deal includes immediate access. 6 months is more then enough time to reno the building and get it leased. I have the prices for the reno work and the builder lined up for immediate start and the agent has constant inquires for the leasing of the size of spaces in this building.

    We worked out that the best Return On Investment will be achieved by dividing the building into 5 spaces (1 @ 400m2 & 4 @ 200m2) this will achieve a yield of $86 000p.a.

    What I am looking for is a money partner for 6 months, $75 000 is what I need to complete the Reno work.

    Regarding Interest Rate;

    I am flexible, you tell me what you need.

    It would seem the going rate would be anywhere from 14-18% depending on the amount.

    Let me know if these numbers meet your expectations.

    Loan Security
    Security would be way of caveat on the building.

    Loan Set-up Costs
    I would pay any costs.

    Valuation
    The building would value “as is” for $690K with one tenant taking the whole building.
