    Hi all,

    After searching , scouring and reading through heaps of ‘Checklists’ from across the web (and forums) Iv’e compiled the below.

    In a nutshell – it’s a basic guide on a few key things to look at when assessing a suburb.

    More of an ‘intro’ than a ‘definitive’ but perhaps, once finished, something to add to the research arsenal of those just starting out.

    A B.G. to Assessing an Area

    DEMOGRAPHICS
    – Population: Growth/Decline, Who’s coming and Going
    – Levels: Unemployment, Crime, Income
    – Makeup: Age & Family Size
    – Good/Bad/Average part of focus area
    – Owners vs Occupiers

    VALUES & OCCUPANCY
    – Focus Suburb vs Surrouding Suburbs
    – Yields: of Focused property type
    – Yields: across property types (Comm, Indus, Retail, Resi)
    – Vacany: across above property types
    – Past Capital Growth/Decline

    WHAT’S AVAILABLE
    – Lifestyle: Cafe strip & Shops
    – Family: Creche, Schools
    – Medical Services
    – Outdoors: parks, sporting facilities
    – Asthetic Water: lakes, rivers, ocean,
    – Blue Chip businesses

    TRANSPORT
    – Modes: Trains, Trams, Bus
    – Access: Stops, Stations, Main Streets and connections
    – Time: to CBD & Beach

    LAND
    – Size of types
    – Availability
    – Future Releases
    – Land Locked: Y/N

    COUNCIL
    – Zoning
    – Future: developments, land releases, plans
    – Restrictions: demo, eco, density

    THEMATICS (my addition to the checklist)
    – Using ‘theme’s” to help determine future demand

    i.e. Ageing Popultion – tree change, sea change, closeness to
    med. centres, parks, bowling facilities.

    Petrol Price – Public transport availability, proximity, types

    Commodity Cycle – What’s in demand, where can you dig it

    Ok – it’s big and can be reduced and maybe of no use at all to some people. Analysis Paralysis – I’m aware it shouldn’t get to that.

    Alot of the info will relatre more/less dependant on personal goals and objectives (cashflow, growth, units vs H&L) which I do realise.

    The next step, once I’ve find tuned, is to add next to each category places to go and people to speak to in gathering the info – something not one checklist I’ve found does.

    But firstly – please feel free to judge, express and opinion, cast a view or delete/add. [biggrin]

    Have you checked out the new website at http://www.propertydivas.com.au as they have several templates and checklists to download free that may save you some time!!

    Thanks Amanda,

    One of the few sites I don’t think I’ve downloaded from.

    Will definately have a look.

    Still want to eventually create a ‘multi-checklist’. like a mix of the best of the best from numerous resources but looking forward to seeing what they have. [biggrin]

    Hello there,

    I too am scouring the net for property checklists. Perhaps Property WA you have done the hard work for me and can lend a hand with what you have found.

    And is it just me or has amanda and that website disappeared.. cant find it.

    I believe regretfully so.

    Steve has some excellent resources in his online shop and as he funds the forum i believe we should where possible
    support him.
