    I am curious as to how much a bird-dog can make sourcing properties for potential clients? What is a fair rate to charge an investor who lacks the time to research a decent deal?
    Does anyone have any suggestions as to how to begin such an enterprise?

    Are you confident you can source deals for clients better than a realestate agent?

    i have read a few who would charge anywhere from 1000 to 6000 depending on location.

    Worthwhile doing a search of the forum and seeing what you come up with.

    I’d be guessing people would want to know your track record as well; Westan did well as did MiniMogul amongst others, both are accomplished property investors as well..
