    HELP!
    We have just signed a contract on a commercial property smack in the middle between two major hospitals in Brisbane. I believe it would be perfect for medical consulting rooms. We decided to put a contract in straight away as these opportunities tend to disappear quickly. However, I have no experience of consulting rooms.
    What is a fair rent per room? What is the best way to find tenants? How do I research the demand? What should be included in the lease?
    If anyone has any experience in these matters I would greatly appreciate any advice.

    have you contact and consult with any commercial real estate agent in the vicinity, suburb, or of the town yet?
