build or relocatable home? which is best???

hey guys, not sure if ive got the right place for advice but if anyone can help, please do.
My partner and i are looking at buying a block of land, we’ve been investigating which will be more cost effective
1) relocatable home
2) steel frame home
3) kit home

Each of these seem to have their pros and cons but as weve never dabbled in this kind of thing we were hoping someone somewhere has and could give us some advice. Any info would be a huge help
