    Apart from Wraps and Lease/Options, are there any other Cash Flow producing real estate techniques?

    we have used renting out each room in a house to a different tenant on a different tenancy agreement.
    Have done this successfully for both ourselves and for clients.
    cash flow is increased from market rent of ~350 per week to ~700 per week for a 5 Br house.

    Mate, you are awesome. That is such a fantastic idea.
    Am currently living in student accomodation (which works in exactly the same way as what you have just mentioned). And to think, the idea is right under the nose.

    Just curious as to the best way to go about this. There are several properties I am interested in that this could be applied to. How do you go about managing the properties. Do you just use the normal RE agent and a normal rental agreement. Is there any other legal requirements etc.

    There are not many agents that offer this as a service (too hard).
    we are the only ones in Adelaide that offer it as a property mangement service.

    If not, then check with the tribunal in your state, it is not a normal tenancy as it applies only to the room. It is a rooming house agreement.

    Reduce debt = increase cash flow = +ve gearing = better purchasing opportunities = repeat.

    What is your goal Nathan? how much do you want to make in life?
