    I am looking at purchasing a commercial property which has a tennant who is operating a cafe…..it occured to me, how do I know that the price the vendor is asking is what it should be ?

    Is there some sort of formula to work this out ?

    It is cash flow positive.

    Hello Pen

    I believe there is a general formula based on the income of the property. Maybe you should ask your accountant if he familiar in this area.
