    I am wondering what are the top thing that people do when researching property.

    Can i get some replys as to what your favourite or most important tips are.

    Is it CF +ve or can it be made so with a solution or two applied?
    Is there new infrastructure going in?
    Can I afford to buy a “mums-and-dads” property in this area?
    Where is the good/bad side of town?
    Is it a property with a twist eg Flat out the back or underneath?

    How

    I learnt that as a child and it is invaluable. It has certainly seen me through some of my Darkest Hours and come out head up pointing towards the light. Just remember ANSWER EVERY SINGLE ONE OF THEM!

    I agree with Stuart and Paul you need to have accurate figures of recent sales in your area. We use http://www.abr.com.au and find the 1klm radial search very handy and drive past as many houses as possible. It doesn’t take long to get a general idea of the market.
    And don’t forget your cheque book !!
