I need software for the following:

    1. Analyse the potential cash-flow on prospective property investments.

    2. Effectively track income and expenses, produce profit and loss statements etc.

I have had a look at “Investment Detective” which looks good regarding the analysis side but seems to be lacking in the tracking/accounting department.
From what I can see (demonstration video) you input all of your actual figures at the end of the financial year.

    Can anyone enlighten me further.

    Regards Lance

    Hi Lance

The tracking options of ID have been improved significantly since the demo video was made. Each expense can be entered with date, description and notes.
These figures can then be exported to excel or printed.
At the end of the year you can roll over the figures for the year so you can have all your history at your fingertips. You can also compare the performance of your property with past years figures so you can see how weel you IP is working for you.

    Hope this helps

An alternative is the Excel Rental Workbook which seems to be alright and easy to use: http://www.excelaustralia.com.au

For a quick analysis of cash flow for potential property investments try the jaffasoft site: http://www.jaffasoft.com
